Regenerating East Manchester with an award winning design led project.

East Manchester was once the city’s industrial heart, but since the recessions of the 1970s and 1980s the area had struggled with high unemployment, crime and poor housing. 

This all changed with Manchester’s successful bid to host the 2002 Commonwealth Games, which presented the City Council with the opportunity to implement a number of major long-term projects designed to attract people and businesses back to the area.

The wide-reaching regeneration programme included enhancing transport links, building high-quality new housing, improving existing homes, creating new open spaces, clearing derelict areas and revitalising existing parkland. 

Working in partnership with Manchester City Council, we began building the first phase of 147 new homes at The Way in 2004, replacing rows of run-down terraced housing on a site owned by the New East Manchester urban regeneration company.

The Way uses a variety of high-quality and innovative urban designs, with a mix of two and three-storey homes and carefully considered public spaces.

The 521-home development is just one of a number of projects that will see us ultimately deliver nearly 2,000 new properties in this now up-and-coming area of the city. 

The council were impressed with our approach to their vision of creating a forward-thinking scheme for Beswick that challenged traditional approaches to construction.

Contemporary materials such as zinc, larch wood, terracotta and glass create a streetscape with a strong sense of place.

The Way was also the country’s largest housing development to use off-site manufacture, with 332 of the homes using an innovative Structural Insulated Panel (SIP) system.

This uses panels of insulating foam sandwiched between two structural facings, manufactured under factory-controlled conditions to create an extremely strong, energy-efficient and cost-effective building system.

A visit to The Way confirms how far this transformation has come. Taking the aesthetic of city centre loft living as inspiration, The Way’s bold architecture of sweeping, zinc-clad, ski slope roofs, sparkling render and timber cladding matches the exciting city centre architecture but at half the price and with more family facilities, not least of which is Sportcity on the doorstep.

We used environmentally sustainable methods of construction to create a finished product that is built to Level 3 of the Code for Sustainable Homes (or equivalent), with energy-efficient appliances and heating systems, low energy lighting, Smart Meters and fixtures and fittings designed to reduce water consumption to deliver lower running costs for residents.

As well as 418 homes for open market sale, the development incorporates 103 properties for social rent and shared ownership in partnership with Guinness Northern Counties and Manchester Methodist Housing Association.

These properties are tenure blind, meaning that the same high standards in design and sustainability were delivered regardless of a properties’ tenure.

Phase 3, 125 new two, three and four-bedroom homes at Axis @ The Way, was completed in 2016 and proved immediately popular with families and young professionals.

A further 23 homes, due to be completed in 2018, will see the scheme’s final home built after nearly 15 years of regeneration activity.

 

At The Way, we have worked closely with the council to make sure the views of the local community have been taken into account, using resident workshops, drop-in events, roadshows and newsletters.

Consultation with local residents has continued throughout the project and our site team have been recognised for their efforts, receiving two national Considerate Constructors Scheme awards.

As part of our commitment to leaving a positive economic impact in the areas where we work, all of our supply chain partners are based within a 43-mile radius of the site, with over 80% within 30 miles and 50% within 20 miles.

We have been able to safeguard many of our own and our supply chain’s apprenticeships by providing continuing work at the scheme. We are also building on our established relationship with Manchester College to provide a programme of regular site visits and work placements for their students.
