This last phase will consist of 238 homes over two blocks of apartments and three town houses and thanks to additional funding from the GLA, will deliver 76% affordable housing, including London Affordable Rent, London Living Rent and shared ownership. Notting Hill Genesis are also working with the GLA to open up a new area of community open space on the site.
Works commenced late 2022 with a planned completion of Spring 2025.
The site is heavily constrained, with a Port of London Authority Radar Mast on site, height restrictions imposed by the close proximity to London City Airport, a safeguarded future Thames Gateway site to the North for a bridge or tunnel and the river wall to the East.
Once completed, Royal Albert Wharf will have been transformed into a vibrant mixed-use development for people to live and work, with retail and employment opportunities that complement and support the residential-led project.
A range of public spaces are to be provided both along the river and through the development. 30% of the accommodation is to be three to four-bedroom family homes and as a result, much of the focus for the landscaping has been on pedestrian and cycle prioritised public space, high-quality landscaping and play for children of all ages.
In January, the Mayor of London, Sadiq Khan, visited Royal Albert Wharf to celebrate progress at the landmark regeneration of the Royal Docks.
