Construction of 50 new homes on the old St Felix Middle School site in Newmarket is progressing, with a show home expected to be open in the new year.

Edmundham Developments, a joint venture between Lovell and Suffolk County Council, is delivering the development of 2, 3, 4 and 5 bedroom homes.

Building work on Astley Place began in May 2025, with the first show home and the marketing suite planned to open in early 2026.

On Wednesday 3 September, members of the Suffolk County Council Housing board were given a tour of the site.

Councillor Chris Chambers, Suffolk County Council’s Cabinet Member for Transport Strategy, Planning and Waste, and member of the board, said:

“It’s great to see these new properties taking shape, and exciting to think that next year, people will be moving into their new homes.

“There’s a really positive buzz around this development, people in the local area are keen to know how things are progressing, and have been enquiring about availability for some time now.

“With Lovell, we are delivering high quality and sustainable homes, social housing and new community facilities to help meet the needs of the people of Newmarket and Suffolk.”

Homes are built to exceed modern standards, combining thoughtful design, high specification and future ready technology to deliver lasting comfort and performance.

Triple glazed windows and doors are fitted throughout, alongside enhanced insulation to both the external walls and ground floors to offer exceptional thermal performance.

Each home features a highly efficient air source heat pump system, photovoltaic panels and underfloor heating for the ideal balance of comfort and control.

Shared ownership of properties will be available - a government-backed scheme to help those who can't afford to buy outright, to get onto the property ladder.

Astley Place is named after Sir John Astley, a notable 19th century figure in Newmarket’s racing history. He raised funds to build the first Astley Institute and, as a steward for the Jockey Club, revised racing rules and rebuilt the Rowley Mile Stands.
