Construction to begin at Regina Road, Croydon

Construction of the first new block at the Regina Road estate in South Norwood will now begin.

Croydon Council hand over the first site at 1–87 Regina Road to Lovell so work can begin on a block of 30 homes across six storeys.

Lovell has strong experience delivering major regeneration projects and will work closely with the Council and residents to deliver new homes and improvements.

Preparations are already underway for the next stages of the regeneration. The preschool previously located on the estate has been moved to Carmichael Road, freeing up the building which is set to be demolished soon.

The redevelopment will see the whole estate regenerated with up to 340 homes, including 225 affordable homes, along with new green spaces and play areas, a preschool and community space, improved lighting and security, and better travel options such as improved walking routes and cycle storage.

Residents have been at the heart of shaping the regeneration plans for Regina Road through meetings, workshops and consultations. The plans for Regina Road were approved unanimously by Croydon’s planning committee and later by the Greater London Authority.

Lorraine Casey, Regional Managing Director London at Lovell, said: “This marks an important moment for everyone involved in the Regina Road project. The collaboration over recent months has been incredibly positive, and it’s clear that we are building the foundations of a strong and long-term partnership with the borough.

“We’re looking forward to moving into the delivery phase, starting work on site shortly and continuing to work closely with residents and the Council to make sure this regeneration brings real and lasting benefits to the community.”

Jason Perry, Executive Mayor of Croydon said: “After years of underinvestment, starting construction at Regina Road is a real turning point. Following the serious concerns raised about living conditions on the estate, it was vital that we listened to residents and kept them at the heart of the plans for its future.

“This is an important milestone for the community. Now we can start delivering the new homes and neighbourhood our residents deserve.”
